What does a London property valuation consist of? The answer varies greatly and depends on who you ask. Most London homeowners request a valuation from their local estate agent, they will often approach two or three agents in order to get confirmation of an average valuation for their property. The valuation an estate agent gives you will not necessarily be a market valuation, it will more likely be a suggested marketing price for your property and this is satisfactory to most homeowners. Some estate agents are qualified as chartered surveyors; a RICS (Royal Institute of Chartered Surveyors) accredited surveyor can be used to value a property for probate or mortgage purposes. There is a high concentration of RICS accredited surveyors in London and we can happily recommend one to you if required.
The valuation you receive from a London surveyor will usually be a more conservative estimate of value compared to the valuation from a London estate agent. But that is not to say the valuation or asking price you receive from a London estate agent will not be an achievable sale price.
