Chain Break

Fixing a broken property chain can be a great relief. If you have been let down at the last minute by a buyer backing out due a problem obtaining a mortgage or simply a change of heart, you will know how frustrating it can be. Months of planning for the buyers and sellers along the chain is put to waste and your dreams of moving ruined. We are often asked by estate agents to assess a property for purchase with a few to purchase the property quickly - and allow the property chain to resume to completion. If you are selling your property with an estate agent there are some important questions to ask if you receive an offer - that is if you are reasonably interested in the offer and would consider accepting it. A less obvious question, but arguably more important is to what estate agents call 'proceed-ability'! If the buyer of your property has made an offer for the full asking price your immediate reaction might be to thank your estate agent and get off the phone as quickly as possible to celebrate! There are a few more questions you should ask: Does the buyer have a property to sell? Has the buyer been offered a mortgage? In other words how quickly can they move and is there anything likely to stop or delay them from moving.

Some vendors are cautious of selling to first time buyers because they think the buyer might change their mind or fail to get a mortgage. In actual fact if you have first time buyer interested in your property consider yourself lucky because they don't have a property to sell.  We have seen property chains consisting of 5 sales collapse because of the most minor of reasons, setting all of the buyers and sellers back to square one. Not only is this a waste of time, it can also result in a waste of money (solicitors fees) and worst of all the plans of all the buyers and sellers in the chain have come to a sad end.

So when you receive an offer from your estate agent, before celebrating, remember to ask these important questions. Take your time to think about it, You don't have to accept the offer straight away.
